February 2016 Edition

Town Tidbits

So far, the winter in Crested Butte has been incredible. Sizable storms have been hitting town and the mountain repeatedly. Almost three feet of snow fell during the Christmas holiday. Weeks later, at the end of January, we received nearly three feet again! You can see the Crested Butte Mountain Resort pow cam time lapse from the most recent storm here. Between the storms, the sun is shining bright but the temps are staying cold- making for absolutely perfect ski and snow conditions. Crested Butte Mountain Resort has all fifteen lifts running and almost every run is open. The familiar "boom" of bombs can be heard throughout town as Ski Patrollers are hard at work getting the remaining terrain ready for skiers and snowboarders.

Some big events took place in Crested Butte in January. The Mountain High Music Festival- a fundraiser for Strong Enough to Wear Pink and the Adaptive Sports Center was held in mid January and we wrapped up the month with the Borealis Fat Bike World Championships - a five day event offering something for every level of rider. Lots of visitors made their way through the heavy storms to get to Crested Butte as their dreams of epic powder days became reality!

February offers a full schedule of unique activities. The highly anticipated Aston Martin - On Ice 2016 Ultimate Drivers Day will be held at a private ranch in Crested Butte. This exclusive event allows participants to drive on a custom built track under the professional instruction of  the Aston Martin Team. The famous Alley Loop Race will also take place - beginning and ending in downtown Crested Butte as well as the final goSkiMo ski mountaineering race. Crested Butte Mountain Resort will also host the IFSA Junior Regional Freeskiing Competition and the USSA Dan Prater Memorial Ski Race

What's Happening in the Real Estate Market

The Crested Butte real estate market started strong the first month of 2016. A total of eight condos and single family homes closed for a total of $6,470,500. This total represents a range from an $88,000 Skyland condo to a $2,250,000 Mt. Crested Butte single family home. The average reduction off listing price was 7.2%. Compared to January 2015, the same number of residential homes were sold, but the total price last year for the same month was significantly lower at $3,343,500. Currently, another 66 residential properties are under contract with a total listing amount of $25,905,505. 

A total of nine land parcels closed in January for a total of $2,041,000. These sales represented a range from a five acre rural parcel for $25,000 to a .25 acre parcel in Crested Butte that sold for $650,000. The average reduction off list price for land in January was 8.3%. January, 2015 there were only seven land sales in the area totaling $1,024,000. Currently, another eleven parcels are under contract, totaling $2,120,000.
