<p>With  one of the best starts for a ski season in years, well over 27 feet of  snow on Mt. Crested Butte and over 730 inches of snow at <a href="http://www.csirwin.com/#/en/" target="_blank">CS Irwin Cat Skiing</a> this truly was one Crested Butte ski season to remember. Skier visits  were up 6% this year over last. Real estate sales were very impressive  as well with over $27,000,000 sold this winter alone representing 72  sales in the upper valley. The average sales price, $360,678, down 33%  and the median price, $241,500, down 20% from last year reflects some  great opportunities were had by very savvy buyers. Cash is king and  dominated with 64% of all transactions as the remaining buyers purchased  with some of the lowest interest rates in years.</p>

<p>So far for 2011 we have had <a href="http://gcaor.paragonrels.com/publink/default.aspx?GUID=7050c6af-24f3-4269-be48-2cc400f95075&amp;Report=Yes" target="_blank">21 single family home</a> sales for a total of $13,387,500. 65% of these sales were purchased with cash. <a href="http://gcaor.paragonrels.com/publink/default.aspx?GUID=b818bb98-98fc-4a25-a7a5-acc95843e205&amp;Report=Yes" target="_blank">Condo and town home sales</a> represented 39 purchases for a total of $9,820,803 of which 84% were  purchased with cash. Currently we have only 52 active single family home  listings and 182 condo and town home listings on the mountain. That is  down from approximately 85 and 330 at the height of the market in 2006.  Prices down, inventory down and activity up, this tells me we have hit  bottom, we may be there for a while so keep an eye out for the best  locations now at the best prices.</p>

<p>Land has continued to be the hardest hit as seen with <a href="http://gcaor.paragonrels.com/publink/default.aspx?GUID=5cec5f7f-e7b1-4e47-9319-4e8d7e94dda2&amp;Report=Yes" target="_blank">recent sales</a> on the mountain in the low to mid $100k. <p>-  US Energy looses their fourth investor for the potential Mt. Emmons  molybdenum mine. The head of Thompson Creek Metals Company knew the  impact his company’s decision would have in Crested Butte. “We know we  have made a lot of people there happy but we are sorry we can’t continue  the good fight to build the mine,” company chairman Kevin Loughrey  wrote in an email to the Crested Butte News.</p>

<p>The  Gunnison Angling Society, founded in 1969 and a local chapter of Trout  Unlimited, is hosting its 21st annual Superfly fishing tournament on  Sept. 9 &#8211; 10.  The tournament will be a classic two-fly contest, meaning  each two-person team has to choose the two flies they will be fishing  with for the duration of the tournament to catch as many inches of trout  as possible.  A reception will be held in Almont on Friday night to  discuss rules, meet guides and draw locations for the next morning and  afternoon.  One section of private water and one public section will be  fished in two competitive sessions on Saturday, concluding with a  banquet and awards ceremony that evening in Almont.  All ages and skill  levels are encouraged to participate.  The registration fee for each  team is $500.</p>

<p><strong>For years commercial real estate has been billed as the next big train wreck. So why are some investors shouting all aboard?</strong></p>
<p>A slowly <a rel="external" href="http://money.cnn.com/2010/11/05/news/economy/higher_wages/index.htm">recovering economy</a> is part of it, though no one expects to make a quick killing on loans  and securities tied to office buildings, hotels, shopping malls and the  like. The bigger drivers of this rally are the <a href="http://finance.fortune.cnn.com/2010/12/15/how-the-bond-market-could-get-crazier/">low rates</a> pushing investors to <a rel="external nofollow" href="http://alephblog.com/2007/02/21/yield-poison/" target="new">reach for yield</a> by taking on more risk, and the <a rel="external" href="http://money.cnn.com/2010/09/20/markets/bondcenter/bonds/index.htm">wide open junk bond market</a> that has allowed lots of companies once left for dead to refinance loans and trudge forth.</p>

</div>
<p>Those trends made commercial real estate debt and commercial  mortgage-backed securities, or CMBS, among the top-performing asset  classes this year. Buyers aren&#8217;t banking on a repeat of the past year&#8217;s  mega-returns, which were driven by the sector&#8217;s stubborn failure to  collapse and by a surge in bond prices fueled both by liberal <a href="http://finance.fortune.cnn.com/2010/12/10/how-the-bond-rout-shows-bernanke-is-right/">government buying</a> and fear that the economy was <a rel="external" href="http://wallstreet.blogs.fortune.cnn.com/2010/07/29/fed-official-backs-more-asset-purchases/">turning Japanese</a>.</p>
<p>But at a time when investors feel the powers that be are forcing them  to take on more risk, some strong supply-and-demand factors appear to  be on CMBS investors&#8217; side, at least if they keep their wits and stick  to higher-quality deals.</p>
<p>&#8220;Commercial real estate is one of our favorite risk assets,&#8221; said  Christine Hurtsellers, chief investment officer for fixed income and  proprietary investments at ING Investment Management. She said the firm  has 10% of assets in whole commercial loans and is also overweight CMBS.</p>
<p>Greg Michaud, who is the head of real estate finance at ING, said  CMBS values have been especially aided by loose Federal Reserve policy  because they are priced against Treasury bonds, which until recently  were trading at yields near longtime lows. The yearlong decline in  Treasury yields helped to bring in CMBS spreads as well.</p>
<p>&#8220;If you can give it some time, employment will bounce back and then  commercial real estate will start rising,&#8221; said Michaud. &#8220;And you&#8217;re  getting paid enough that you can afford to wait for a bit, because it&#8217;s  not going to happen tomorrow.&#8221;</p>
<p>No indeed. A recent Deutsche Bank report notes as &#8220;headwinds&#8221; the  continued weakness of household balance sheets, the rising number of  underwater mortgages, the lack of corporate pricing power and the  unhappy fiscal outlook for all levels of government. So it&#8217;s pretty  windy out there. Add to that the recent back-up in bond yields, and you  have a good, stiff breeze blowing in your face.</p>
<p>&#8220;Investors should be cognizant of the impact downside risks could  have on their portfolio,&#8221; Deutsche Bank analyst Harris Trifon counsels.</p>
<p>Even so, many investors are crossing their fingers and hoping for a  low double-digit return in 2011, on the assumption spreads will further  tighten. CMBS spreads have narrowed sharply over the past year in part  because the worst case scenario widely discussed in mid-2009 <a rel="external" href="http://money.cnn.com/2010/07/13/news/economy/CMBS_accidental_recovery.fortune/index.htm">failed to materialize</a>, and more of the same is expected for 2011.</p>

<p>Builders broke ground last month on <a href="http://www.msnbc.msn.com/id/40699742/ns/business-real_estate/#" target="_blank">new homes</a> at a seasonally adjusted annual rate of pace of 555,000 units, a 3.9  percent rise from October, the Commerce Department said Thursday.</p>
<p>That compared with a rate of more than 2 million units at the height  of the boom in 2005 and is just 16 percent above the 477,000 unit pace  of April 2009 — the lowest point on records dating back to 1959.</p>
<p>Still, it does appear that &#8220;the bottom has been found&#8221; in <a href="http://www.msnbc.msn.com/id/40699742/ns/business-real_estate/#" target="_blank">home</a> construction, said analyst Joel Naroff of Naroff Economic Advisors.</p>
<p>He projected home construction would rise from about 590,000 units  this year to 675,000 in 2011, still well below historical levels.</p>
<p>One reason is the abundance of inventory on the market as <a href="http://www.msnbc.msn.com/id/40699742/ns/business-real_estate/#" target="_blank">lenders</a> are expected to foreclose on 1 million properties both this year and next.</p>
<p>Foreclosures fell by 28 percent last month from October, according to  RealtyTrac, but that was largely because several big lenders halted  foreclosure activities as they shorted out allegations of severe  problems with legal paperwork.</p>

<h1>Cisneros: Worst over for Colorado housing market</h1>

<p>Colorado’s housing market will continue to face challenges, but the  worst appears to be over, according to national housing expert Henry  Cisneros, a former Cabinet secretary who was in Denver on Tuesday.</p>
<p>“I think the bleeding has stopped in Colorado,” Cisneros said of the  state’s housing market. “There are no huge drops in price here, no large  inventories.”</p>
<p>Cisneros, former secretary of the <a href="http://denver.bizjournals.com/denver/related_content.html?topic=US%20Department%20of%20Housing%20and%20Urban%20Development">U.S. Department of Housing and Urban Development</a> under President Bill Clinton and now executive chairman of CityView,  was in Denver discussing the U.S. Treasury Department’s recent Housing  Finance Summit. Cisneros also is an advocate for equal opportunity in  homeownership.</p>
<p>CityView, a real estate investment company based in Los Angeles, is an investor in The Peloton condo project in Boulder.</p>
<p>A major top of discussion at the summit was the fate of <a href="http://denver.bizjournals.com/denver/related_content.html?topic=Freddie%20Mac">Freddie Mac</a> (OTCBB: FMCKN.OB) and <a href="http://denver.bizjournals.com/denver/related_content.html?topic=Fannie%20Mae">Fannie Mae</a> (OTCBB: FNMA.OB), two government-sponsored enterprises that buy  mortgages on the secondary market, pool them and sell them as  mortgage-backed securities to investors. The entities have been partly  blamed for the recent U.S. housing crisis, and were taken over by U.S.  regulators in the fall of 2008, as high loan delinquencies and property  foreclosures brought them close to collapse.</p>
<p>U.S. lawmakers have been considering what to do about Freddie and  Fannie, including possibly disbanding the entities, splitting them into  separate pieces or replacing them with a new entity.</p>
<p>“I think it’s playing with fire to abolish Freddie and Fannie,”  Cisneros said. “I think there will be a restructuring of them, but I  don’t know what it will look like yet.”</p>
<p>Cisneros explained that, despite their recent problems, Fannie and  Freddie contribute greatly to many Americans’ ability to buy a home. If  what they do were fully privatized, mortgage costs likely would go up.</p>
<p>“Freddie and Fannie are essential to the homeownership process,” he said.</p>
<p>Cisneros believes Colorado’s housing market, particularly in Denver  and the rest of the Front Range area, is coming out of its doldrums  because this area’s housing market started having trouble earlier than  other areas. What’s more, as economic development experts also have  said, the state’s relatively strong economy — based in part on future  growth industries such as technology, bioscience, sustainable energy,  etc., and which attract workers from other states — is helping its  housing market.</p>
<p>“Colorado has the kind of economy that can come back … and Denver is a  prototype for smart growth — sustainable, denser building,” said  Cisneros, whose father grew up in Brighton.</p>
<p>CitiView, started in 2000 by Cisneros, has generated more than $2  billion in urban investment in 45 U.S. markets, according to the  company.</p>
<p>CityView’s $150 million, 390-unit Peloton project is on Arapahoe  Avenue at 33rd Street in Boulder. Its 191-unit first phase has sold more  than 70 units for $23 million total, since dropping prices in mid-2009.  Remaining units are priced at about $250,000 to the low $500,000s.</p>

<p>Zero income + new COBRA bills + a house payment = something had to  give in the Chirakos family budget. The answer: refinancing his 30-year  home loan to a shorter mortgage that tapped into the trend of  ever-shrinking <a href="http://www.msnbc.msn.com/id/38746970/ns/business-personal_finance/#" target="_blank">interest rates</a>.</p>
<p>“I needed to keep my house,” said Chirakos, who since has found work  at a different company in Cuyahoga, Ohio. His wife is a stay-home mom  who cares for their two daughters. “It forces you to look at &#8216;OK, where  is our money going?&#8217; You start looking for ways to shave fixed expenses.  It really gives you cause to think.”</p>

<div><span style="font-family: Georgia;">Happy Friday the 13th!  It has been a great summer so far in the Crested Butte real estate  market.  With Crested Butte Mountain Resort&#8217;s hotel and condo occupancy  for July up 25% over last summer and lift ridership up 21% it is evident  this has had a dramatic impact on real estate sales.  In the Lodge at  Mountaineer Square, one of the hardest hit new developments on the  mountain in recent years, has seen nine sales and currently has another  eight residences under contract for a total potential of $7.995mil of  sales. With numerous properties receiving multiple offers and some  listings being sold for full price or more it may be that we’ve reached  the bottom in this segment of the market. The Tipple House ($4.489mil),  757 Ridge Lane ($2.995mil) and adjoining $800k parcel, 193 Larkspur  ($3.335mil), 82 Anthracite ($1.445mil) and 2 Ridge Lane ($1.35mil) are  all under contract and 378 Phoenix Way has closed for $3,000,100. That  coupled with a total of 49 properties sold or put under contract since  July 1, 2010 it appears the savvy buyer has returned for some incredible  values. </span></div>

<div><strong>Summer Business on the Mountain:</strong></div>
<div><span style="font-family: Georgia;">The addition of Mini Golf to the  Adventure Park has exceeded everyone’s expectations with the Adventure  Park showing a 60% growth in revenue.  More than 1,500 rounds of mini  golf were played during the month of July. Camp Crested Butte for Kids  is also growing rapidly as they’ve posted a 40% increase in business to  date. </span></div>
<div><span style="font-family: Georgia;">The real buzz in the community is  about the mountain biking at Crested Butte Mountain Resort (CBMR).  The  Mountain Sports department and the Mountain Operations teams have done  an incredible job of providing a fantastic biking and hiking experience  on the mountain for our guests. All of this combined with more special  events, weddings and group and conference business has created a new  level of energy and vitality at CBMR. </span></div>

<div><strong>Winter Expectations:</strong></div>
<div><span style="font-family: Georgia;">The good news goes beyond the summer  as we look at how we are pacing for next winter. The CBMR group sales  team has booked twice the amount of group business compared to this time  last year and currently has a 62% increase in room reservations on the  books in our hotels and condo complexes.</span></div>
<div><span style="font-family: Georgia;">The air program with Virgin America  from San Francisco did not materialize as anticipated due to changes in  their business strategy.  However, the airline bookings are already  pacing ahead of last year and flights now include new direct jet service  from Houston on Continental along with two flights daily on American  Airlines from Dallas and two flights daily on United from Denver. </span><a href="http://www.gunnisoncrestedbutte.com/area-tour/gunnison-crested-butte-regional-airport" target="_blank">Click here for flight information.</a></div>

<div><strong>Snodgrass Update:</strong></div>
<div><span style="font-family: Georgia;">U.S. Forest Service Chief Tom Tidwell  released a decision on his formal review of the recent appeal decision  concerning Crested Butte Mountain Resort’s (CBMR) Snodgrass Mountain  Expansion Proposal. The review was conducted by Associate Deputy Chief  Gloria Manning on behalf of Chief Tidwell. Manning affirmed the decision  by Deputy Regional Forester James Peña and Forest Supervisor Charlie  Richmond.</span></div>
<div><span style="font-family: Georgia;">“Of course we’re incredibly  disappointed with this decision,” said Tim Mueller, president of CBMR.  “The Forest Service has decided it is appropriate for one Forest Service  employee to decide the future of an entire community with no public  process whatsoever. Colorado Governor Bill Ritter, U.S. Senator Mark  Udall, other elected officials and thousands of citizens have asked the  Forest Service to allow public review through a NEPA process,” added  Mueller. “The Forest Service has refused.”</span></div>
<div><span style="font-family: Georgia;">Chief Tidwell’s decision directs  Forest Supervisor Richmond to discuss with CBMR whether or not there is a  proposal for skiing on Snodgrass Mountain that can and will be  considered by the Forest Service. CBMR looks forward to those  discussions.</span></div>
<div><span style="font-family: Georgia;">“As far as next steps we’ve just  received the decision and have not yet received the attachment,” added  Mueller. “We are considering all of our options.”</span></div>

Looks  likes it not over till it&#8217;s over.  Talks will resume soon regarding the  proposed Snodrass Expansion.  Hopefully some ideas will come about that  both sides can agree on.</p>
<p>As an avid rock climber, hiker, scuba   diver, mountain biker  and snowboarder I&#8217;ve become quite a comfortable member of the Crested  Butte   Community. I feel I bring a strong energetic presence to the  Benson Sotheby&#8217;s   International Realty team and the Crested Butte Real  Estate market in general   having worked my way up to Benson Sotheby&#8217;s  third highest producer.  In addition to   my recreational adventures I  love to travel having been to Europe, Australia,   New Zealand,  Thailand, China and South Africa. My enthusiasm, hard work, and    honesty will serve all of you to the fullest, helping each of you find  the   perfect investment and/or dream mountain home.<br />

<p>The  Snodgrass issue appears to be in wait-and-see mode. Both Crested Butte  Mountain Resort (CBMR) and regional U.S. Forest Service officials agree  there will be a meeting between the two, but no date has been set and  the meeting isn’t likely to occur in any hurry.</p>

<p>U.S.  Forest Service chief Tom Tidwell’s office last week upheld previous  agency decisions to not allow lift served ski expansion onto Snodgrass,  as proposed by CBMR. The original decision was made by Grand Mesa,  Uncompahgre and Gunnison National Forest (GMUG) supervisor Charlie  Richmond last fall. The Tidwell ruling was the final administrative  appeal on the matter and CBMR is now weighing its future options.<br />
“The  decision calls for Charlie to get to us and give us some potential  options with Snodgrass. So we will give him good-faith time to get with  us,” said CBMR president Tim Mueller. “We read chief Tidwell’s decision  as we are obligated to wait on that.”<br />
GMUG forest external affairs  officer Lee Ann Loupe said Tuesday that Richmond was out of the office  but they all anticipated having a sit-down meeting with CBMR officials,  once the passion and emotion over the issue had subsided.<br />
“Basically  we plan to set up a meeting to open up some dialogue,” Loupe said. “We  want to let things settle down a bit. As Charlie said last week, this is  an issue that has stirred a lot of passion on both sides. We want  everyone to have the chance to digest the Tidwell decision. That  decision just came out last week and folks need to figure out where  everyone is with the decision. I am sure we will sit down with Tim and  Diane and talk about the future. I just don’t know when that will happen  yet.”<br />
Loupe said that if the Muellers feel an “urgent need” to open  the dialogue sooner rather than later, they can call the Forest Service  “but as time allows, we will move forward. We have some internal  dialoguing to do over this as well,” Loupe said. “There is still a lot  of passion and emotion associated with Snodgrass.”<br />
Tim Mueller said  they would respect the cool-down period and give Richmond a chance to  formulate some options the ski area might consider with Snodgrass. “We  are willing to listen to his ideas,” said Mueller.</p>
