It has been an incredible autumn in Crested Butte so far and it's not over yet! The weather has been absolutely spectacular with mostly sunny days, temperatures in the high sixties and low seventies and a surprise snowfall that seemed to sneak in just to highlight the fall foliage at its peak color change. Gold, yellow and red groves of aspen trees can be viewed from almost anywhere in town or on Mt. Crested Butte - it's the perfect time of year to enjoy breakfast lunch or dinner outside on one of Crested Butte's many patio dining venues. Everyone seems to be in a great mood as the busy summer crowds have been replaced with slower paced leaf peepers and fall festival goers.
September was host to a variety of events including, but not limited to the Paragon Gallery's People's Fair, Beer and Chili Festival, ARTum Festival, Vinotok, the Crested Butte Film Festival and the annual fall color change. Despite the mid-week road closures over Kebler Pass, many travelers were out and about around Crested Butte getting an incredible color show. Colors in town peaked first, followed by the higher passes. Even the cottonwoods on the way to Gunnison put on a great show this year.
As you can probably tell from the calendar, things will be slowing down in October around Crested Butte. Even though there aren't as many organized events, the mountain biking, hiking, camping and scenic drives are still prime in the area. October is a great time to spend some quality time in the outdoors, plus you are more likely to have the trails all to yourself!

What's Happening in the Real Estate Market
In September, 33 single family homes and condos were sold for a total of $17,078,350 which represents five more homes than were sold in August, and a higher total sales volume of nearly $5 million. Four homes sold for over $1mil. Currently, another 61 homes and condos are under contract, representing a listing amount of $42,201,270. In September, three more Timbers condos of which I am the exclusive Listing Agent for, sold. The five remaining units are all Under Contract and are expected to close this month.
In land sales, a total of eight parcels sold in September - one more than in August for a total of $1,529,000 which is just $60,000 under the total sales volume for August. Sales in September represent a wide range of land from a .38 acre parcel in Crested Butte South which sold for $38,000 to a 35.1 acre parcel in Red Mountain Ranch for $630,000. Currently, another 14 parcels are under contract with a total listing price of $3,284,900.
