Things were moving at a relaxed pace in Crested Butte through October, but it won't be long before preparation begins for the 2016/2017 winter season! A mid October cold (and wind) spell blew through and knocked off the remaining fall foliage. Since then, we've been experiencing a classic indian summer. Trick or treaters were out on Elk Avenue in full force and everyone seems to be enjoying the warm weather and blue skies. Hopefully, it doesn't last too long and November brings big storms for building up the all important snow base for our favorite winter activities. Crested Butte Mountain Resort gives Mother Nature a bit of help as they begin snow making in early November in preparation for Donation Day on Wednesday, Nov 23rd and Opening Day on Thursday, Nov 24th. The Crested Butte Nordic Center will open on Nov 12th.
Aside from Opening Day, other big news in Crested Butte includes the ballot initiative 2A which is intended to keep Red Lady mine free - once and for all. After nearly 40 years of controversy, this initiative will bring the town of Crested Butte closer than ever to protecting Red Lady now and in the future. Another hot topic around town lately is the talk of a short term rental ban, which has been an ongoing discussion in the town of Crested Butte for the better part of this year. After a committee was formed last summer, a recommendation was made to the Town Council to ban short term rentals. However, after pushback from local businesses, home owners and the real estate community, the council recently decided not to follow through with the ban at this time. What's Happening in the Real Estate Market
In October, 35 single family homes and condos were sold for a total of $20,880,338, which represents two more homes than were sold in September, and a higher total sales volume of nearly $3 million. Three homes sold for over $1mil, including a Slate River Estate, selling for $4.3mil where I represented the Buyer and Seller. Currently, another 41 homes and condos are under contract, representing a listing amount of $33,701,400. Three of the last five Timbers condos of which I am the exclusive Listing Agent for, sold. The two remaining units are Under Contract and expected to close in November.
In land sales, a total of thirteen parcels sold in October - five more than in September for a total of $1,509,000 which is just $20,000 under the total sales volume for September. Sales in October represent a wide range of land from a 10.33 acre mining claim near Rock Creek, which sold for $60,000 to a $299,000 .37 acre parcel in the Summit neighborhood, where I represented the Seller. Currently, another 13 parcels are under contract with a total listing price of $5,354,400.
