In the last couple of weeks, Crested Butte has been noticeably warmer... giving us a sneak peak of Spring. Thankfully we still have a full month of Winter left and the forecast promises that fresh snow is on the way. Crested Butte Mountain Resort is scheduled to remain open until April 3rd, and they are already planning their Closing Day events, including the always popular Slush Huck and Pond Skim (watch for Beaker from the Muppets). Until then, everyone is making the best of the spring skiing conditions, enjoying the sun, the warm weather and the phenomenal views that come along with blue bird days. After all- there's no such thing as a bad day in Crested Butte.
Last month, there was a lot happening in Crested Butte. The Aston Martin - On Ice 2016 Ultimate Drivers Day took place as well as the Alley Loop Race and the final races in the goSkiMo ski mountaineering series. In downhill, both the IFSA Junior Regional Freeskiing Competition and the USSA Dan Prater Memorial Ski Race brought numerous competitors and spectators to town.
March marks the beginning of Spring Break season, when we welcome families and students from around the country to our tiny ski town. The calendar is full of live music, films, and unique events such as the 19th Annual GORE-TEX Elk Mountains Grand Traverse and Colorado Crafted Food Beer and Spirits. Folks of all ages should have no problem keeping busy this month as we soak up the last of our 2015/2016 ski season.

What's Happening in the Real Estate Market
The Crested Butte real estate market saw similar action to last month and remains steady. In February, a total of ten condos and single family homes were sold for a total of 6,437,500 and two of those properties sold for over $1million. The average reduction off list price was 6.8%. Compared to last month, two more properties were sold in February, but the total sales price for each month was about the same. Currently, another 65 condos and single family homes are Under Contract with a total listing amount of $27,229,925.
In land sales, there were a total of 5 parcels which closed in February for a total of $1,373,000. These sales represented a range of a .36 acre parcel in CB South for $68,000 to a .22 acre parcel on the north end of the town of Crested Butte that sold for $715,000. The average reduction off list price for land in February was 9.8%. Currently, another eleven parcels are under contract, totaling $1,406,500.
