Town Tidbits

May in the Rocky Mountains is an exciting time, full of change. Spring is probably the most unpredictable season for weather - and we have experienced everything from snow storms to mid sixty degree sunny days in Crested Butte over the past week. While the weather has been an unpredictable rollercoaster, many Crested Buttians found themselves taking it easy in April. As expected, several shops and restaurants in town and on the mountain closed down for a few weeks in the off season. Many locals take this time to go on vacation, work on projects or do some spring cleaning before another big tourist season is upon us. It's a good time to relax while the trails are still a little too muddy for hiking and biking. Now that we are in May, shops will once again open their doors, wild flowers and fresh green grass will begin to pop up and soon, the town will be full of life and color once again! 

Last month, the Ultimate Snowmobiler competition and the Crested Butte Pole Pedal Paddle evens took place. You can view snowmobiler results here and the results for the CB3P here. It should also be noted that the CB3P had a record number of participants this year. There was a great local turn out. 

This month, athletes take to the trails. The Sage Burner Trail Run takes place May 21st and the Meowler - a 40 mile duathlon will be held on May 22nd. The following weekend, the Growler - a mountain bike endurance race takes place in the Gunnison and Hartman Rocks areas. Not up for the serious challenge of these intense races - join in on the fun at the GiddyUp Biking Film tour and get stoked for the season while you enjoy a cold one.

What's Happening in the Real Estate Market

The Crested Butte real estate market in April was very similar to March. In April, a total of 17 condos and single family homes were sold for a total of $12,110,900. Of the 17 sales, three of the properties sold for over $1 million. The average reduction off list price was 4.5%. Compared to the previous month, one more property was sold and the total sales price for April was about $200,000 less. Currently, another 77 condos and single family homes are under contract with a total listing amount of $32,637,815. 

In land sales, there were  four parcels which closed in April for a total of $407,500. These sales represented a range of property from a .5 acre Mt. Crested Butte parcel for $11,500 to a .58 acre parcel on Slate River Drive for $260,000. The average reduction off list price for land in April was 5.5%. Currently, another eight parcels are under contract, totaling $2,303,900. The market will typically pick up with the summer season, as many visitors will be in the area enjoying a Rocky Mountain summer.
