We have common saying here, "I came to Crested Butte for the winters but the summers keep me here." June has finally arrived and summer is a fantastic time to experience Crested Butte! Mud season 2016 is officially over. The down coats have been shed as temperatures rise and the Colorado sunshine warms our bodies and our spirits. As summer begins, Crested Butte lights up with color with bright blue skies to the dark green grass and a stark contrast of pure white snow still lingering on the highest peaks. From the brightly colored downtown buildings to the blooming wildflowers, June in Crested Butte is full of color, energy and unique beauty that can only be found in the Rocky Mountains. This is a prime time of year for mountain biking, hiking, camping, free concerts, wildlife and wildflower viewing and relaxing on one of the many patios along Elk Avenue.
Crested Butte is known as an outdoor venue for gnarly races and endurance competitions. Last month, the summer sports season was kicked off with events like the Original Meowler Duathlon, the Original Growler Mountain Bike Endurance Race and the Sage Burner Trail Run.
This month, some of Crested Butte's most unique events will take place. There will be art classes, bike workshops, farmers markets, community service opportunities (like trail clean up days and a fundraiser for the Adaptive Sports Center), mountain bike events (including the Crested Butte Bike Week), free concerts and more. There truly is something for everyone this time of year!

What's Happening in the Real Estate Market
The Crested Butte real estate market in May saw a significantly higher number of sales than April, however the total volume was similar to each of the previous two months. In May, 25 condos and single family homes were sold for a total of $11,956,050. Of the 25 sales, one property sold for over $1 million. The average reduction off list price was 3.9% the lowest so far this year. Currently, another 65 condos and single family homes are under contract with a total listing amount of $28,155,035. The properties currently under contract include five homes over $1 million and one home listed for $3.2 million.
In land sales, there were seven parcels which closed in May for a total of $2,221,649 in volume - an amount five times greater than the sales volume in April. These sales represented a range of properties from a 60 x 100 ft lot in Irwin, selling for $2,500 to a parcel in the Kapushion subdivision in Crested Butte, which sold for$1.025 million. The average reduction off list price for land in May was 5.8%. Currently, another eight parcels are under contract, totaling $1,327,900.
Both home and land sales are expected gain momentum throughout the summer months as more visitors come to enjoy the fantastic weather in Crested Butte.
