Town Tidbits

Summer is in full swing in Crested Butte and the bright colors everywhere are hard to miss! Many of the iconic Elk Avenue shops have a fresh coat of paint, the wildflowers are popping up all over the valley and soon, red, white and blue will be waving all over town. Temperatures were unusually high in June for this altitude, but that certainly didn't keep people away. Visitors from all over could be found enjoying a Colorado brew on one of Crested Butte's many great patios, eating, shopping or just strolling along Elk Avenue. Many others were out playing softball, hiking or mountain biking on over 750 miles of local single track. Free concerts on Mondays (at CB South) and Wednesdays (in Mt. Crested Butte) will continue throughout the summer, in addition to the scheduled events for the Crested Butte Music Festival. The Crested Butte Farmer's Market is also a great place to visit on the weekends for fresh fruits, veggies, bread, sweets, art and more!

June's calendar was full of activities as the summer was ramping up. The CBMR Evolution Bike Park opened, there was a trail clean up day, Crested Butte Bike Week and multiple concerts, camps and art classes. 

July hosts two of Crested Butte's biggest summer events- Independence Day and the Wildflower Festival. On the 4th of July, join us, as we celebrate America's 240th birthday in the most charming, small-town, Crested Buttian way! Find the Schedule of Events here for details on the pancake breakfast, parade, music, races, and of course - fireworks! From July 11th through the 23rd, the Wildflower Festival will offer classes, hikes, photography, tours and more. What's Happening in the Real Estate Market

The Crested Butte real estate market in June saw a big jump over recent months in both the number of sales as well as sales volume. In June, 37 condos and single family homes were sold for a total of $18,570,175, which is $6.6 million greater than what sold in May. Of the 37 sales in June, four properties sold for over $1 million. The average reduction off list price was 3.4%. Currently, another 53 condos and single family homes are under contract, with a total listing amount of  $25,806,190. The properties currently under contract include four homes over $1 million. 14 of the 37 condos and single family homes are from the Timbers condo project that I have been working diligently on for the last year. 

In land sales, there were three parcels which closed in June for a total of $1,045,000. Compared to the month before, the land sales are about 50% of those in May. However, another 17 parcels are under contract with a total list price of $3,333,400. The three land sales in June represent a half acre lot in CB South and two Bellevue Avenue parcels for $500,000 each. The average reduction off list price for land in June was 4.9%.
